OUTSTANDING CONCRETE ACHIEVEMENT AWARD
Presented to Capstone Real Estate for River Ridge I

INDIANAPOLIS - The Indiana Ready Mixed Concrete Association (IRMCA) presented the 2006 Outstanding Concrete Achievement Awards for projects in the State of Indiana on December 5, 2006 at the Indianapolis Downtown Marriott.

In the category of Concrete Commercial & Industrial Projects - Industrial Projects, the winning project is the River Ridge I – located in a new commercial business park development known as River Ridge Commerce Center at the former Indiana Army Ammunition Plant in Jeffersonville, IN. The project team for River Ridge I is the owner/developer: Capstone Real Estate, the Engineering firm: SCA Engineers, the Architectural firm: Tucker & Booker, The General Contractor and concrete finisher: AML, Inc., and the ready mix producer: Irving Materials, Inc.

The project was constructed during very wet conditions, therefore, providing a significant challenge for the project team. The 1,550’ x 400’ building pad was completed and panel erection went well with 42 panels up the first day and 100 panels over three days. The overall project consisted of 156 panels lifted over five days with a break of a few weeks between the first three days and the last couple of days. This allowed for the steel erection to start on one end of the building while the building pad was still being finished up on the other end.

Also, with the size of the project and the finish date, many of the floor slab pours were increased from 30,000 square feet to 40,000 square feet in order to complete the job in a timely manner. They found that this increased productivity with adverse economical effect and improved their capability and efficiency.

At 620,000 square feet with 7” thick concrete floors, approximately 150,000 sf x 8” thick concrete tilt-wall panels and 30,000 sf x 6” concrete dock slabs, the project required nearly 19,600 cubic yards of concrete to complete, generating over 1.3 million dollars in concrete material purchases.

IRMCA presents these awards to recognize extensive application or imaginative use of concrete; and to honor the accomplishments of project owners, architects, engineers, contractors, owners and ready mixed concrete producers.
